Module Aims

To develop an understanding of the design development process and demonstrate an application of the main factors that affect the construction cost of a building / development site.

To develop a knowledge and understanding of the processes of tendering and estimating; basic rate build-ups and composite rate calculations.

Content Summary

In this module the student will gain an insight into the following areas:

An introduction to the Development Process, examining the different stages of the RIBA plan of work as well as the economic context for development to take place.

An introduction to property development appraisal: residual valuation, cashflow methods, sensitivity and risk analysis.

An examination of the factors that affect design economics including building shape, time, location and specification.

An introduction to pre-tender estimation utilising the guidance as provided within NRM1.

An appreciation of tendering procedures and strategies.

The construction of the tender submission through the analysis of unit rate calculations.
