Module Aims
The main aims of the module are:
Aim 1 - The module is designed to enable students to appreciate the nature of, identify and perform the critical steps to a domestic or commercial property transaction and in relation to freehold and leasehold property.
Aim 2 - Understand and appreciate the requirements of lenders and the need to consider money laundering issues
Aim 3 - Understand the relevant tax issues including Stamp Duty and Land Tax.
Content Summary
This module requires students to critically evaluate and synthesise the legal, procedural, and practical dimensions of domestic and commercial property transactions. Students will appraise complex client scenarios, formulate legally compliant strategies, and generate robust transactional documentation across freehold and leasehold contexts. Through engagement with pre-contract due diligence, title investigation, finance conditions, and risk-mitigation measures, students will construct and defend reasoned professional decisions aligned with lender expectations, regulatory obligations, and ethical standards. The module further develops the capacity to evaluate and integrate money-laundering safeguards, insurance requirements, and tax implications into a coherent workflow. Students will be equipped to design, justify, and critique the full lifecycle of a property transaction, demonstrating readiness for professional application within real estate and legal practice.
